Miami Lakes
Miami, FL

Miami Lakes is a small residential community in northwest Miami-Dade County. A planned community with many lakefront homes, newcomers to the area will discover the quiet tree-lined streets, a small but vibrant shopping district, several golf clubs, and a small town feel. Shopping is fairly good in the community and surrounding areas. Rental apartments abound and more are currently being constructed.

The population of Miami Lakes is 22,676 with a median age of 36 (vs 35 for the US as a whole). 35% have a bachelor's degree or higher vs. 24% for the US as a whole. 48% are foreign born vs. 11% for the US as a whole, and 76% speak a language other than English at home vs. 18% for the US. The median commute time is 28 minutes, and the median household income is $61,147 vs. $41,994 for the US. 27% of housing units are renter-occupied. Single-family owner-occupied homes have a median value of $169,600 vs. $119,600 for the US. Median monthly owner costs are $1,548 (with mortgage) or $580 without a mortgage.

Median rent is $886. Residents primarily work in management, professional, sales and office related occupations.

Advantages. One of the greatest advantages of Miami Lakes is its relative remoteness. Residents enjoy a quiet suburban lifestyle free from the tourists and hustle of Miami and the beaches. Parks and pedestrian trails are well maintained and safe. Miami Lakes is a very modern community and newcomers will find that most of the rental units are relatively new. The community is close to major highways and midway between Miami International Airport and Fort Lauderdale-Hollywood International Airport. Miami Lakes is also close to Opa Locka Airport, home to many small air freight companies and the local Coast Guard Air Station.

Disadvantages. There are few jobs in Miami Lakes and most residents will commute during rush hour which is particularly heavy on the surrounding highways. And for those who are coming to Florida for the beaches, Miami Lakes is a good ten miles from the ocean.
