Kendall is the largest suburban bedroom community in Miami-Dade County. Situated between the city of South Miami and the Everglades, Kendall is a vast collection of apartment complexes, housing divisions, and shopping centers straddling SW 88th street (Kendall Drive). Kendall covers approximately 80 square miles.

The population of Kendall is 75,226 with a median age of 37 (vs 35 for the US as a whole). 41% have a bachelor's degree or higher vs. 24% for the US as a whole. 43% are foreign born vs. 11% for the US as a whole, and 60% speak a language other than English at home vs. 18% for the US. The median commute time is 32 minutes, and the median household income is $61,241 vs. $41,994 for the US. 33% of housing units are renter-occupied. Single-family owner-occupied homes have a median value of $175,700 vs. $119,600 for the US. Median monthly owner costs are $1,495 with mortgage, or $537 without mortgage.

Median rent is $780. Residents primarily work in management, professional, sales and office related occupations.

Advantages. Kendall's greatest advantage is in its variety of housing choices. Newcomers will be able to select virtually any neighborhood in the community and find a great number of apartments, townhouses, and condos to fit any budget. And because Kendall is a mature community, a variety of shopping will always be located close to your home. The area is home to many neighborhood parks, tennis courts, and canals as well as several golf courses. For the boating enthusiast, Matheson Hammock Park, located just a few short minutes east of Kendall, has a full service marina. Matheson Hammock Park also has swimming, hiking, and picnic sites. Kendall is home to Miami-Dade Community College South and Tamiami Airport. Metro Zoo is only a few miles to the south. Kendall is also close to some of Miami-Dade's more prominent universities; Florida International University is a few minutes to the north and the University of Miami is a few minutes to the east.

Disadvantages. The biggest disadvantage to Kendall is traffic; the area has the worst rush hour traffic in Miami-Dade County. Because there are vastly more residents than jobs in the community, the majority of residents commute north to other parts of the county for employment. The local road and highway network, although extensive, is simply unable to handle the traffic. Commuters can expect a minimum of an extra hour of commuting time per day if you travel during the rush periods.

New residents without a car may find Kendall's vastness to be a disadvantage. Although public transportation is available, most new residents without a car will be dependent on inefficient public buses to commute outside of the area for employment. To alleviate this problem, new residents without a car should try to live in the area of SW 88th street and US 1 (Federal Highway) where Metrorail allows access to Miami and points farther north.
