Aventura is a modern bedroom community located in northeast Miami-Dade County. It's a relatively new and growing community that sits west of the intercoastal waterway and just south of the Broward County line. The centerpiece of Aventura is the world-famous Turnberry Isle Golf Club, an exclusive golf resort nestled in the middle of the city. Aventura is primarily a condominium community although there are some rental apartment complexes and new housing developments. Aventura is more expensive than most other communities in Miami, but the city is clean and well kept and extensive road construction and renovation is taking place.
Unlike many of the beach communities, Aventura has a growing professional community and some white-collar jobs are available locally. The city also boasts a growing healthcare industry. Restaurants and shopping are abundant and revolve around the modern Aventura Mall. Gulf Stream Race Track, home of the Breeder's Cup, is a mile to the north.
The population of Aventura is 25,267 with a median age of 53 (vs 35 for the US as a whole). 39% have a bachelor's degree or higher vs. 24% for the US as a whole. 37% are foreign born vs. 11% for the US as a whole, and 41% speak a language other than English at home vs. 18% for the US. The median commute time is 28 minutes, and the median household income is $44,526 vs. $41,994 for the US. 28% of housing units are renter-occupied. Single-family owner-occupied homes have a median value of $225,900 vs. $119,600 for the US. Median monthly owner costs are $1,787 with mortgage, or $703 without mortgage.
Median rent is $1,256. Residents primarily work in management, professional, sales and office related occupations.
Advantages. Aventura is a relatively new community and very modern. The city is awash with cash and is spending the money on various community improvements. Housing is abundant and the area is very green. Oleta River State Recreation Area and Florida International University are only three miles to the south. Shopping is abundant and the prices are reasonable. For the boating enthusiast, several marinas are close by and the beach is a ten minute drive to the east. There are professional jobs to be had in Aventura; the city has a hospital and several professional buildings and the area is growing.
Disadvantages. Aventura is getting crowded. Rush-hour traffic is heavy and with road construction taking place, delays are frequent. Housing is expensive compared to some of the other recommended communities although the units will generally be more modern.
